Hines, the Houston-headquartered real estate developer and manager, has acquired 405 Colorado Street, a Class-A office tower in Downtown Austin, from Brandywine Realty Trust for $151 million. The transaction values the 206,000-square-foot building at $733 per square foot, reflecting the continued strength of Austin's downtown office sector despite broader market headwinds affecting the asset class nationwide.

The sale aligns with Brandywine's strategic portfolio repositioning. According to the Austin Business Journal, the Philadelphia-based REIT announced plans earlier this year to divest between $250 million and $300 million in properties as part of a broader portfolio optimization effort. The 405 Colorado Street property was fully leased at the time of sale, providing immediate income stability for the new owner.
